Bradford said front-back duplexes are a great option for lots that are deep but narrow. Under the CodeNEXT draft, they would only be allowed in one specific zoning category. Below is an example of a front-back duplex under construction on Del Curto Rd. in South Austin.

Adler said most of Austin’s increased density will be along major roadways, in order to more easily connect residents to transit and businesses. He said greatly increasing density deep within established neighborhoods “would do it at the expense of a lot of blood on the floor.”

“I am not sure we could pick up enough density in this city by doing that to make it worth it,” he said.
